1. Acceptance of Terms

By accessing or using Precedent.ie and our associated services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our platform.

2. Description of Service

Precedent.ie is a planning and land data platform for Ireland. It brings together public records — planning decisions, zoning, flood, ecology and heritage designations, and the Residential Zoned Land Tax map — and shows them against a site. Some of it, including the reasoning behind refusals, is extracted from council documents using an AI language model. You understand and agree that the service is provided "AS-IS" and for informational purposes only.

3. AI Limitation of Liability (CRITICAL)

We do not train AI models. We use a third-party AI language model to read council decision documents and extract the reasons an application was refused. That extraction can be wrong: a model can misread a document, attribute a reason to the wrong application, or state something the document does not say. Precedent.ie is NOT a substitute for professional planning, legal, or architectural advice. Check anything you rely on against the council's own record, which every case page links to. You understand and accept that any decision made based on the platform's output is solely your responsibility. We are not liable for any planning refusals or financial losses resulting from the use of our analysis.

4. Access and Payment

The platform is a subscription at €195 a month and requires an account. Accounts are created by us once a subscription has been arranged; there is no self-serve sign-up. Some material remains free to read without one — the individual planning case pages — and we may change what is included there at any time.

  • Demos: Booking a demo does not commit you to a subscription. Access is granted at our discretion after a subscription is arranged.
  • Subscriptions: The platform subscription is €195 a month per login, for a minimum term of 12 months. Self-serve billing is not yet available; until it is, a subscription is arranged and invoiced directly. A subscription begins, and charges apply, only once you have agreed to the price, the minimum term and these terms.
  • One-off reports: The per-site Planning Feasibility & Risk Report is no longer offered for sale. Reports delivered before 4 September 2026 remain governed by the terms in force at the time of that order.

5. Intellectual Property

All software, code, branding, and text on Precedent.ie are the property of Precedent Analytics Technologies. You are granted a limited, non-exclusive license to use the platform for your own professional planning research.

6. Prohibited Use

You agree not to:

  • Reverse engineer, scrape, or automate the platform without authorization.
  • Use the platform for any illegal purpose.
  • Interfere with the security or operation of the service.

7. Termination

We reserve the right to suspend or terminate your account if you violate these terms or engage in behavior that harms our platform or other users.

8. Governing Law

These Terms of Service are governed by the laws of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.
