Know who is active before you call
A developer in for planning is a developer buying land, and a site with a scheme on it is a site worth knowing about.
Every scheme of 10+ homesNew
Applications for ten or more homes from the national planning register, refreshed every week.
The stage it is at
Waiting on a decision, asked for more information, or at appeal — as the council last recorded it.
Who appliedNew
The national register leaves the applicant out, so Precedent reads it from each council’s own file — the company, or the person where a developer applied in their own name.
A developer’s whole record
Every scheme a developer has lodged since 2021, in for planning or decided, on one page — and the most active developers in any council.
A weekly emailNew
Pick your councils and the smallest scheme you care about. Every Monday Precedent emails you the new ones, with who applied and the council file.
Once it is decided
A granted scheme moves to "Approved, not started" until a commencement notice shows building has begun.
Where you find them
On the map
The "Schemes in for planning" layer draws every one, with homes, stage, date and the council file on a click.
In site sourcing
An "In for planning" filter on every search. The "Zoned land with a scheme" preset finds 23 zoned sites of 2 ha and up with a scheme on them.
On every site card
Each scheme in for planning on the land: how many homes, who applied, its stage, and the council file.
On the Alerts page
Every scheme in a list you can narrow by council and size, the most active developers, and your weekly email.
Schemes in for planning: questions
How do I see which developers are applying for planning in Ireland?
Precedent maps every application for ten or more homes that is in for planning — 189 on the current figures — with its stage, who applied, and a link to the council’s file. The national register leaves the applicant out, so Precedent reads it from each council’s own file.
What does “in for planning” mean here?
The council has not decided yet, has asked the applicant for more information, or the decision is under appeal. Anything the register has shown at one of those stages for more than two years is left out, because a council that decided long ago has usually just not updated the record.
Can I get alerts when a new scheme is lodged?
Yes. On the Alerts page, choose your councils and the smallest scheme you care about, and every Monday Precedent emails you the new schemes of 10 or more homes in for planning there. Alerts on other searches are not available yet.
