See how sourcing worksWhat it can’t tell you
- Precedent holds no ownership data — it hands you the coordinates to look the owner up.
- No sales comparables, land values or development appraisal yet.
- Sourcing covers land on the Residential Zoned Land Tax map, not unzoned or strategic land.
- A database cannot tell a green field from a finished estate every time. Check the imagery.
Questions
How do I find development land in Ireland?
Start from land already zoned and serviced for housing. Precedent takes the 4,671 parcels on the Residential Zoned Land Tax map zoned for new housing, lets you rule out those with buildings or planning applications on them, and checks what is left against zoning, flood, ecology, heritage and subsoil.
Does Precedent tell me who owns a site?
No. It gives you the coordinates to look the plot up on landdirect.ie, where the folio number is free and a copy of the folio names the registered owner.
How much does Precedent cost?
€195 a month per login, with a minimum term of 12 months. One plan, with everything in the platform.
