Find the land a council is holding for the next phase
Strategic landNew
2,689 hectares across 15 councils are zoned Strategic Residential Reserve — held back for the next phase of housing. Precedent finds the fields inside it, and the unzoned fields on the edge of every town, next to land already zoned for homes.

Two kinds of strategic land
Strategic reserveNew
Fields at least half zoned Strategic Residential Reserve — land the council has set aside for a later phase of housing.
Edge of town
Fields not zoned for housing themselves, within 25 metres of land that is — where a town grows next.
Near housing land
The same, within 250 metres, for a wider look.

Strategic land: questions
What is strategic residential reserve land?
Land a council zones for housing in a later phase, after the land zoned for now is used. In the national zoning map it is the R4 objective: 2,689 hectares across 15 councils. Precedent finds the Land Registry fields inside it.
How do I find land that might be rezoned for housing in Ireland?
Nobody can say what a council will rezone. The nearest evidence is where it has already planned: strategic reserve, and the fields right beside land already zoned for housing. Precedent searches both across the State.
Does it cover every county?
Every county in the national zoning map. Donegal and Wicklow are not in that map, so no field there can match.
Built on official public registries
- Department of Housing — national zoning (GZT)
- 82,401 zoning polygons
- Tailte Éireann
- 3,217,764 Land Registry titles and building outlines (CC BY 4.0)
- OPW flood mapping and NPWS
- 75,627 flood extents, 1,993 designated sites
From the national zoning map, which does not include Donegal or Wicklow. Being next to housing land is where zoning tends to grow, not a promise that it will.
