What the map is
Zoned and serviced, by the State’s own judgement
Land the Department of Housing has determined is zoned for residential use and connected to services — and is taxing to bring forward.
Most of it is already built
Nine in ten parcels on the map are existing housing. Precedent separates the land zoned for new housing from the rest, so you are not wading through estates.
How Precedent narrows it
Zoning, classified
Councils describe zoning in 22 different vocabularies. Every parcel is classified into one scheme, so a filter means the same thing everywhere.
What is standing on it
Building footprints from Tailte Éireann, counted per parcel. A building counts only when at least half of it is inside the boundary, so a neighbour’s house on the line does not.
How close the nearest application is
Nothing lodged on the parcel, or nothing within 50m, 100m or 200m — so "no application here" always comes with its radius.
Size and area
The size band you build in, in one county or inside an area you draw on the map.
What it can’t tell you
Knowing where the data runs out is part of using it. Here is where this does.
- It is not a list of development sites. A database cannot tell a green field from a finished estate every time — look at the imagery before acting on a site.
- Building counts and planning history are refreshed periodically, so a parcel built on recently can still show as empty.
- Donegal’s parcels carry no zoning classification in the source map.
