Sale prices & land valuesNew

House prices by area

Town and county mediansNew

The median price over the last 3 years for the nearest town and for the county, with the number of sales behind each — second-hand homes and new builds shown apart.

On the map

The Sale prices layer puts one dot on each town, coloured by its median. Only towns with at least 5 full-market sales in 3 years are drawn.

On every site check

Drop a pin or open a search result and the town and county figures come back with the planning and constraint checks, with the date range they cover.

Farmland prices

Price per acre for the region

The CSO’s median price per acre of farmland sold in the region — all land, grassland and arable — for 2024, with the number of sales.

On every field

Every field in a farmland, solar, battery or data centre search carries its region’s price per acre, beside the house prices for the area.

The rules behind every figure

Median, never average

One sale far above the rest moves an average a long way and a median not at all.

5 sales or no number

An area with fewer sales in the window shows none, rather than a median of two.

Full-market sales only

Sales the register flags as not at full market price — between relatives, part-exchanges — are left out.

New builds labelled

New-build prices on the register exclude VAT (13.5%). We show the register as published and say so.

Sale prices & land values: questions

Where can I see house prices by area in Ireland?

Precedent shows the median sale price for Irish towns and counties over the last 3 years, from the Property Price Register — second-hand and new builds apart, full-market sales only, and only where there are at least 5 sales. They are on the map as a Sale prices layer and on every site check.

What does farmland sell for per acre in Ireland?

It depends on the region. Precedent shows the CSO’s median price per acre for each of 8 regions, for all land, grassland and arable, for 2024 — on every field in a farmland search and on every site check.

Does Precedent value a site?

No. Every price is a median for an area, never a valuation of one site. The register records an address, not a location, so a sale is placed in its town — use the figures to judge an area, and a valuer for a site.

Every figure is a median for an area — a town, a county or a CSO region — never a valuation of a particular site. The register has no coordinates, so each sale is placed in the town its address names.
