Find land near the power a data centre draws

Search every field in Ireland by size and distance to spare capacity to draw power at medium- and high-voltage substations — with greater Dublin, which EirGrid consider fully constrained, set aside — then screen what you find.

How you would use it

  1. 1

Set the power and the size

The spare capacity to draw you need, how far the land may be from it, and the size of site.

  2. 2

    Screen the field

Flood, designated sites, heritage and planning history, measured across the whole field.

  3. 3

    Find the landowner

Take the coordinates to landdirect.ie and read the folio.

On real data

Where the spare capacity is

58 medium- and high-voltage substations on ESB Networks’ heatmap have 20 MVA or more of capacity to draw that is not blocked further up the network — in Cork, Kerry, Mayo, Tipperary, Donegal and beyond, not only in the east.

From ESB Networks’ July 2026 heatmap, counted when these figures were last verified.

Figures are ESB Networks’ distribution heatmap, not a connection offer. The largest data centres connect to EirGrid’s transmission network, which EirGrid has yet to publish capacity for.

Questions

Where can I build a data centre in Ireland?

EirGrid consider the greater Dublin region fully constrained for large data centres and point to the 220 kV network around Galway, Limerick and Cork. Precedent finds fields near spare distribution capacity to draw anywhere in the State, with greater Dublin set aside unless you ask for it.

How much land does a data centre need?

It varies with the scheme: a small data centre can fit on 2 to 5 hectares, a campus of several halls needs 10 hectares or more. Precedent searches any size of field.

How much does Precedent cost?

€195 a month per login, with a minimum term of 12 months. One plan, with everything in the platform.
