Granted

Core Planning Reasoning

The proposed development is recommended for grant as it is considered to be of an appropriate scale, massing, and design that respects the character and setting of the associated Protected Structure (No. 33 Baggot Street) and the wider conservation area, facilitating the sensitive regeneration of a mews lane in accordance with the Dublin City Development Plan 2022-2028.

Decision Maker's Conclusion

  • The proposed works, including the 9.4 sqm first-floor extension, are minor in nature and constitute a contemporary addition that will improve the visual appearance of the mews structure without negatively impacting the character of the Protected Structure.
  • Potential construction-related disturbances to the neighboring sound and video post-production business at No. 34 are considered temporary, inevitable in urban development, and capable of being satisfactorily mitigated through a detailed Construction Management Plan.
  • The development is consistent with Policy BHA14, which promotes the regeneration of mews lanes, and it does not contravene conservation policies as it preserves the structural integrity and setting of the neighboring historic buildings.
