The development will consist of the construction of a new rear deck to the ground floor and a rear lower ground floor extension to an existing cafe. The works will include: (a) a new rear deck at ground floor to facilitate outdoor seating, (b) internal modifications to the ground floor to allow for access to the proposed rear deck, (c) demolition of the lower ground floor entrance porch, (d) a new covered external lower ground floor area (extension) covered by virtue of the new rear ground floor deck, (e) all ancillary site works to facilitate the development.
