The development will consist of the rationalisation, upgrade and repair (principally required as a result of fire damage) of part of the existing hotel resulting in an increase in Gross Floor Area from c. 1,377 sq m to c. 1,559 sq m. The works proposed principally include: the removal of selected internal and external walls, and external structures (c. 123 sq m); the reconfiguration of selected internal spaces; the construction of a single storey extension to the rear of the hotel (c. 119 sq m); the provision of a new extended (c. 13 sq m) frontage to bar/bistro with full height doors and an entrance lobby with retractable awning on the southern elevation; the infilling of an internal courtyard to provide an internal extension (c. 56 sq m); the removal of two bedrooms and an office at First Floor level to provide a double height space below (c. 97 sq m); removal of external fire escape stairs; reinstatement of blocked up window; insertion of a new window in lieu of the existing door opening to fire escape stairs; and all associated elevational changes.
