Core Refusal Reason
The development was refused due to inappropriate elevational design, overlooking of adjacent property, and sub-standard vehicular access and parking arrangements.
Decision Maker's Conclusion
- The elevational design and stair features are visually discordant and out of character with the existing pattern of development in the vicinity.
- The proximity of balconies and windows to the north-east boundary would result in overlooking and compromise the development potential of the adjoining property.
- The proposed car parking layout and vehicular access are sub-standard, potentially leading to traffic hazards on the public road.
