The proposed development will consist as follows: 1. Retention Planning Permission (A) Retain existing single storey extension to the north (rear) comprising of bedrooms and circulation/entrance area, c.52.3 sq.m. in area. 2. Full Planning Permission (B) Construction of a new extension, c.45 sq.m. in area, to the north (rear) comprising circulation area and two bedrooms on first floor level. (C) Internal modifications to the ground floor level comprise of, (i) relocate two bedrooms to the new extension, (ii) Incorporate existing bedroom area into the new lounge area connecting the existing house to the new extension. (D) To the north elevation (rear), (i) Form an opening to the ground floor level - to receive a new window measuring 1460mm wide x 1200mm high. (E) To the west elevation (side), (i) remove existing window (ii) in lieu, form a new window measuring 2020mm wide x 2500mm high. (F) To the north elevation (rear of original cottage), (i) remove existing double door and window (ii) in lieu, form an opening to the ground floor level - to receive a new door measuring 4100mm wide x 2100mm high. (G) Carry out all necessary ancillary site works.
