will consist of retention of site clearance works and the removal pf part of the existing boundary wall to the south of the site and permission for (i) demolition of existing customer toilets & boiler room (c. 12.4 sq.m), (ii) construction of a single storey extension to rear of existing convenience shop (c. 86.6 sq.m) to include new customer toilets, storage area & minor alterations to the internal layout (iii) change of use of existing convenience shop to include part off-licence use (gross floor area for off licence use c.20 sq.m), (iv) increase height of the existing forecourt canopy, (v) new building mounted signage, (vi) new carparking area, alterations to existing site entrance & car parking layout and construction of all ancillary site features including drainage systems, landscaping, boundary treatments, lighting, and associated site works
