• The development would negatively impact the character and setting of the Ballitore Architectural Conservation Area and the adjacent Protected Structure (RPS: B36-55) by obscuring a significant gable wall and failing to respect the historic streetscape.
• The proposed dwellings were deemed substandard in terms of internal layout, specifically regarding inadequate floor areas, insufficient storage provision, and restricted access to sanitary facilities, contrary to Objective DL01.
• The proposal failed to provide an acceptable standard of residential amenity due to the poor relationship between the dwellings and the public footpath, as well as the inconvenient distance of the designated parking spaces from the units.
