third phase residential scheme of 99 no. housing units and landscaping works, , and associated works over an application site area of 4.7ha. The residential accommodation proposed consists of 99 no. detached and semi-detached one, one and a half and two storey houses (28 no. 4 bedroom end of terrace, 30 no. 3 bedroom terrace, 2 no. 3 bedroom semi-detached, 1 no. 3 bedroom bungalow dormer and 2 no. 2 bedroom bungalow), and 18 no. 1 bedroom apartments with 18 no. 2 bedroom duplexes above in 2 no. three storey blocks and with dedicated carparking for 165 no. spaces. The proposed residential accommodation lies to the south of Inchanappa House which is a Protected Structure (Wicklow County Council RPS No. 25-10) and south of Phase 1 and 2 residential development. An existing wooded area (2.83ha.) under the control of the applicant is intended to be utilised as a community park that will be open to all including prospective residents of this third phase of development. Vehicular and pedestrian access to the proposed development will be from the R772 via a new proposed roundabout junction and a new footpath is proposed along the eastern edge of the R772. Development will include all associated site infrastructure; potable water, foul and surface water drainage; attenuation areas; public lighting, landscaping works and all associated site development works above and below ground. This application is accompanied by a Natura Impact Statement (NIS)
