the construction of a single-storey extension to Station Lodge (also known as Harry Lowe's Cottage) and internal and external alterations to the building to provide a new 'Chocolate Boutique' comprising of commercial kitchen, retail unit and outdoor terrace with seating area; demolition of part of the existing structure (7sq.m.) to the rear of the building; de-commissioning of existing septic-tank and connection of the new development to an existing foul pumping station on the Adare Manor wastewater treatment system network; re-alignment of Adare Manor Estate road network adjacent to Station Lodge; provision of vehicular set-down area; new pedestrian pathway linking to existing pedestrian path network within Adare Manor. The development will also include ancillary plant, storage areas, staff facilities; building signage; and all related site development, servicing, landscaping and excavation works above and below ground. Station Lodge (also known as Harry Lowe's Cottage) is a Protected Structure, RPS Reg. No. 817. The Adare Manor House RPS Reg. No. 809, Station Gates RPS Reg No. 816, Clubhouse RPS Reg No. 819 and Estate Walled Gardens RPS Reg No. 821-823 are Protected Structures. The development is situated within an Architectural Conservation Area
