proposed development will consist of: (i) the demolition of the existing vacant cottage and shed on site, (ii) the construction of 18 no. 2-storey, 3-bed semi-detached dwellings, and (iii) upgrades to the current vehicular entrance and pedestrian access on site. The proposed development will also provide for all associated signage and hard and soft landscaping, including open space, footpaths and boundary treatments, and all associated site infrastructure and engineering works necessary to facilitate the development’
