Permission for development which consists of the following: 1. Demolition and clearance of all structures on site; with the exception of the Seapoint building and glass lift, as well as the façade, roof and main structural supports of No. 183 fronting onto the Salthill Road Upper, which are to be retained. 2. Construction of new building to replace the structures to be demolished at site no. 185 and the rear of No.183 Salthill Road Upper. This will comprise of a new dual fronted 3 storey infill building to contain the reconfigured arcade gaming use on the ground floor and first floor, together with 6 no. reconfigured apartments (consisting of 3 no. 1 bed and 3 no. 2 bed units) on the second floor, with provision of an associated landscaped roof terrace at second floor level between Salthill Road Upper and Quincentennial road frontages. 3. Provision of office accommodation ancillary to Gaming use on the first and second floor of No. 183 Salthill Road Upper. 4. Construction of a 3 storey building attached to the south of the Seapoint building to form a new elevation to Seapoint promenade, to replace the single storey extensions to be demolished. This consists of the provision of a café use at ground level and 1 no.3 bedroomed duplex apartment on the first and second floor levels. 5. Provision of new external colour palette to the Landmark Seapoint building. 6. Minor internal renovations to Seapoint building to provide connections to new escape stairs. 7. New signage to proposed new building elevations facing the Salthill Road Upper, the Seapoint promenade and Quincentennial Drive. 8. Site works to the East of the Seapoint building to provide for a continuous public footpath along Quincentennial Drive, along with landscaping works to include hard and soft surfaces to incorporate bicycle parking, steps and ramp access to the entrance from Quincentennial Drive. 9. Hard and soft landscaping works to enhance the existing public green space located to the South of the Seapoint building. 10 All other ancillary site works and services connections. A Natura Impact statement will be submitted to the planning authority.
