carry out proposed extension and refurbishment works to existing service station to comprise of a) Change of use of existing dwelling to service station extension, b) Construct a single storey extensions to the side & rear elevations to include internal refurbishment works for a convenience retail area with an off licence, delicatessen, toilets, staff facilities and store areas, c) Demolition of existing dwelling extension to front elevation and external store areas to rear & side elevations, d) Amend existing forecourt canopy height and e) Relocate fuel storage tanks to forecourt area and to include all associated ancillary works
