Refused

Core Refusal Reason

The Inspector recommended granting permission, reversing the Planning Authority's refusal, on the grounds that the proposed contemporary infill dwelling is an appropriate design response that respects the character of the Z2 Residential Conservation Area and provides an acceptable standard of residential amenity without overbearing impacts.

Decision Maker's Conclusion

  • The proposed contemporary dwelling is an appropriate architectural response to the infill site and will not detract from the character or integrity of the streetscape within the Z2 conservation zone.
  • While the quantitative amount of private open space is constrained, the qualitative provision is acceptable due to the high degree of privacy afforded by existing boundary treatments.
  • The development does not result in an unacceptably low level of residential amenity, as any daylight shortfalls in the parent property are attributed to pre-existing site conditions rather than the new proposal.
