Astellas Ireland Co., Ltd., intend to apply for permission for development of a pharmaceutical ‘Fill-Finish’ production facility over two construction phases. The application seeks a 10 year duration of planning permission. The proposed development will include: (i) a 3 storey pharmaceutical ‘Fill-Finish’ Production Building with an overall total building floor area of 19,989 sqm and maximum height to roof parapet of approximately 24.63m constructed over 2 no. phases. (ii) a Central Utilities Building (CUB) with floor area of 663 sqm and maximum height to roof parapet of approximately 10.135m to include vent outlets. (iii) A Woodchip Boiler Building constructed in Phase 1, with a floor area of 359 sqm and maximum height to roof parapet of 9.26m to include 2 no. flues. (iv) Electrical Switch Room and ESB Sub-Station Building constructed in Phase 1, with a floor area of 37 sqm and maximum height to roof parapet of approximately 2.965m; (v) a Security Office Building constructed in Phase 1, with floor area of 63 sqm and maximum height to roof parapet of approximately 4.965m; (vi) a Sprinkler Pump House constructed in Phase 1, with floor area of 40 sqm and maximum height to parapet of approximately 4.21m with associated Sprinkler Water Tank; (vii) a Waste Water Pre-Treatment Plant, with 1 no. associated storage tank constructed in Phase 1 and a second associated storage tank constructed in Phase 2; (viii) Utilities and Services Yard (ix) Site infrastructure works (x) Site boundary fencing and site landscaping; (xi) A temporary contractor’s compound and parking area for the duration of the construction works. The applicant also intends to submit a concurrent planning application to alter electrical cable infrastructure on adjoining and overlapping lands. A Natura Impact Statement (NIS) has been prepared and will be submitted to the Planning Authority with the application.
