for alterations to the existing hotel building located in an Architectural Conservation Area. The development will consist of: (1) alterations at basement floor level to provide hotel administration offices and staff facilities in the former bar space; (2) alterations at ground floor level to convert the existing covered smoking area adjoining the bar for use as a coffee dock including provision of take out service with customer access via the existing door and gate opening onto Patrick Street, including existing smoking area shelter roof replacement by a new roof within the existing walls; (3) alterations at third floor level to convert hotel administration offices and 2 bedroom suites to 5 individual bedrooms; and (4) all associated works.
