Refused

Core Refusal Reason

The proposal was refused due to poor architectural design, substandard residential amenity for future occupants, and significant negative impacts on the visual and residential amenities of the surrounding area.

Decision Maker's Conclusion

  • The design and poor articulation of the second floor would create a visually discordant feature that dominates the streetscape and harms the character of the area.
  • The proposed apartments fail to meet required standards for private and communal amenity space, outlook, and privacy, resulting in a substandard level of residential accommodation.
  • The scale and massing of the rear extension would cause unacceptable overbearance, overshadowing, and loss of privacy for neighboring properties, conflicting with the Z1 zoning objective.
