Refused

Core Refusal Reason

Potential conflict with the N6 Galway City Ring Road (GCRR) reservation corridor and non-compliance with residential design standards regarding separation distances and amenity provision.

Decision Maker's Conclusion

  • The development is considered premature and in conflict with the delivery of the N6 Galway City Ring Road (GCRR), failing to provide sufficient information to demonstrate that it would not impact the strategic infrastructure project.
  • The proposed site layout fails to meet the mandatory 1.5-meter separation distance between side gables and side boundaries as required by Section 11.3.2(f) of the Development Plan.
  • The application lacks essential technical assessments, including a Traffic Transport Assessment (TTA) and a Mobility Management Plan (MMP), and fails to provide adequate active amenity facilities such as dedicated teen spaces.
