- In the absence of an Appropriate Assessment screening report, the Planning Authority cannot be satisfied that the development would not have a significant effect on the Dundalk Bay SAC and SPA.
- The application lacks an updated Masterplan and phasing programme to ensure the orderly delivery of necessary community infrastructure, such as childcare and neighborhood facilities, alongside the residential units.
