Retention Permission to Retain and Permission to complete all changes made to windows and doors to the existing extension granted planning under 23/802 as follows: Additional windows, door and one velux to the North elevation and also the removal of one velux. Bigger windows, relocation of patio door and new velux (in lieu of box dormer previously granted 23/802) to south elevation and Permission to increase the height of the boundary wall at the north side of the existing extension complete with all ancillary site works associated with the development
Core Refusal Reason
The proposed North-Eastern elevational changes would seriously injure the residential amenities and depreciate the value of the adjoining property due to the proximity of new openings and increased active frontage.
Decision Maker's Conclusion
- The additional windows and doors on the North-Eastern elevation would result in an excessive active frontage in close proximity to the neighboring property, causing general disturbance and loss of privacy.
- The proposed car parking provision (reduced to 3 spaces from 6) still exceeds the maximum standard of 2 spaces per residential dwelling as set out in Section 1.20.7 of the County Development Plan.
- The combination of independent external access doors and internal layout changes raised significant concerns that the extension could be utilized as a separate self-contained dwelling unit rather than a domestic extension.
