Refused

Core Refusal Reason

The development was refused due to excessive scale and bulk and the complete lack of both public and private open space provision, which would negatively impact residential amenity and contravene planning standards.

Decision Maker's Conclusion

  • The Planning Authority determined that the overall scale and bulk of the proposed development is excessive for its context within a rural settlement.
  • The proposal fails to meet mandatory policy requirements for the provision of private amenity space (balconies/terraces) and public open space as set out in national guidelines and the County Development Plan.
  • The site is not considered to be 'inner urban infill,' and the absence of amenity space would seriously injure the residential amenities of the area and fail to provide for sustainable development.
