develop Phase 4 of the wider Sand Wood Development, (generally bound by: the Southern Circular Road and Aghnaharna Drive to the north; the Holy Family Schools and Ashewood Walk to the east; and agricultural land to the south and west). Phases 1A & 1B (permitted under LCC Reg. Ref. 23/60350 & 23/60348) are currently under construction and applications for Phases 2 & 3 are submitted alongside this Phase 4 application. The Phase 4 site is generally bound by: the Holy Family Schools to the north; Ashewood Walk residential estate and agricultural lands to the east; and agricultural lands to the west (proposed Phase 3) and south. The development will principally consist of the provision of 36 No. 4-bed, 2 No. storey houses. The development will also include: the continuation of the Link Road permitted in Phases 1A & 1B, as proposed to be amended as part of the Phase 2 application and extended as part of the Phase 2 & 3 applications; car parking; public open space; drainage connections; boundary treatments; hard and soft landscaping; lighting; and all associated site and development works above and below ground
