Core Refusal Reason
The proposed demolition of a building of architectural significance, which is one of only three remaining examples of its type in Salthill, would negatively impact the urban character and visual amenity of the area and is contrary to development plan policies regarding vernacular heritage.
Decision Maker's Conclusion
- The building is considered to be of significant architectural importance to the streetscape and history of Salthill, representing one of only three remaining examples of such dwellings in the area.
- The proposed demolition is contrary to the Galway City Council Development Plan 2023-2029, specifically Section 8.4 and Policy 8.3, which seek to encourage the conservation, rehabilitation, and reuse of structures contributing to the city's character.
- The loss of the building through demolition and replacement would adversely impact the urban character and visual amenity of the surrounding area, and the economic arguments for demolition do not outweigh the heritage value.
