A total of 4 no. motorbike parking spaces. Provision of 2 no. set-down areas for servicing and deliveries at surface level. The proposed development also includes; (iv) all associated site and infrastructural works, including foul and surface water drainage, landscaping, plant areas, site lighting, bin storage and signage necessary to facilitate the development
Core Refusal Reason
Overdevelopment of the site characterized by excessive residential density and significant shortfalls in car parking provision, contrary to national guidelines and local development standards.
Decision Maker's Conclusion
- The proposed residential density of 195 units per hectare significantly exceeds the recommended range of 40-100 units per hectare for a Key Town, representing an overdevelopment of the site.
- The provision of 54 car parking spaces is substantially below the required 157 spaces, creating a potential traffic hazard and endangering public safety due to likely unauthorized overspill parking.
- The proposal fails to incorporate adequate nature-based surface water drainage solutions and lacks sufficient detail regarding infrastructure, landscaping, and site access.
