(ii) New planting throughout the area (iii) new external stairs from the upper level of the garden to the lower level (iv) new guarding along the riverside. (v) the provision of 2 no. external pod units bolted to concrete bases, with central communal table, and benches c. 6sqm and c2.2min height. (vi)the level of the entire external area is to be raised by c. 200mm, to allow for new paths, topsoil and drainage. (vii) removal of existing decking area and associated steps.
