The development consists of works carried out and proposed works over an application area 0.0597 hectares at a private dwelling. Works carried out are (a) the erection of a greenhouse (14.68 sqm), (b) groundworks consisting of regrading of approx. 405sqm of existing garden area and the clearing of a strip of land approx. 41.88m long for the purposes of erecting a sea defence wall. Proposed works include (c) extension to existing sea defence wall by a reinforced concrete wall that includes the relocation of private shore-side steps and integrated canoe store (30.25 sqm), (d) replacement of part of the front (Northern) property boundary with a dwarf wall of 900mm in height with timber fence of 900mm in height above (total 1.8 m), (e) and ancillary site works to facilitate the proposed development
