(a) change of use of 9.46 sq.m. of ground floor of the permitted art gallery to café use: (b) the change of use of the first floor of the existing art gallery to 1 No. apartment including the provision of a riverside first-floor balcony, new ground floor entrance door and lobby with internal stair access to service same, (c) provision of street-level riverside public outdoor café comprised of partially cantilevered deck over the Owenboy River with outdoor self-service coffee/food vending machines and ground floor internal staff/store area all independently served via a new gated railing access from the adjoining public footpath adjoining the south-western corner of Carrigaline Bridge, and, (d) associated elevational alterations to the existing building together with all required services and site development works.
