proposes to carry out the following development: for the redevelopment of a former retail storage building to provide a 2-storey office building. The proposed development will include: 1) The change of use of the building to office accommodation. 2) Demolition of steel framed and and clad building located at the rear (south) of the site. 3) Carry out alterations and additions to the existing building on Monastery Lane and construct a new 2 storey extension to the rear of same. 4) Connect to existing adjacent public services. 5) All ancillary site works at the rear of The Ennistimon Hub, Monastery Lane Ennistimon, Co Clare V95 NX86. In accordance with the Habitats Directive, Appropriate Assessment Screening has been carried out on the project. An Environmental Impact Assessment (EIA) screening determination has been made and concludes that here is no likelihood of significant effects on the environment arising from the proposed development, and as such an EIA is not required. The development proposes works to the exterior of the structure that is located within Ennistimon's Architectural Conservation Area and these works would materially affect the character of the area
