The construction of 74no. residential units at Bishop's Island, Watergrasshill Co. Cork. The proposed development consists of detached, semi-detached, terraced and apartment units comprising of 1 no. 7 bed house, 15 no. 4 bed houses [with the capacity to become 5 bed], 30 no. 3 bed houses [with capacity to become 4 bed], 20 no. 2 bed houses [with capacity to become 3 bed] and 8 no. 1 bed apartments. The development also includes the provision of a creche and 150 no. car parking spaces, drainage works, landscaping, boundary treatments, surface treatments and all ancillary site development works. Vehicular access is to be provided onto the R639 to the south of the site via "The Orchard" Estate permitted by 18/4162 and 19/4921.

- The development is consistent with the residential zoning of the site and the population targets for Watergrasshill set out in the Cork County Development Plan 2022-2028.
- Although the calculated density of 28uph is marginally below the 30uph minimum threshold for Objective WT-R-03, it is considered acceptable under the Table 4.1 density guidelines for Key Villages.
- Infrastructural capacity for wastewater is sufficient following the developer's provision of a new pumping station and storage facility, with Irish Water confirming the feasibility of the connection.
