The construction of 45 no. dwelling units (including 4 no. 4 bed dwelling houses, 33 no. 3 bed dwelling houses, 4 no. 2 bed dwelling houses and 4 no. 2 bed duplex apartments) and all associated ancillary development works including vehicular and pedestrian access, parking, footpaths, lighting, drainage, landscaping and amenity areas. The proposed development will be accessed vis a new vehicular entrance onto the R618
