Core Refusal Reason
The proposal was refused due to its location within the NM20 road improvement corridor and its negative impact on the architectural character of a vernacular building.
Decision Maker's Conclusion
- The development is premature as it is located within the study area of the proposed NM20 Cork to Limerick Road Improvement Scheme, potentially compromising future infrastructure.
- The proposal materially contravenes objectives of the Cork County Development Plan 2022 regarding the protection of national road corridors and the reservation of routes.
- The alterations would negatively impact the character and setting of a vernacular building identified on historic maps, failing to protect architectural and cultural heritage.
