A Natura Impact Statement will be submitted to the planning authority with the application.

- The development is not considered car-oriented as it is within 950m of Mallow town centre and 2km of the train station, supported by adequate existing and proposed pedestrian and cycle connectivity.
- Following an Appropriate Assessment, it was determined that the mitigation measures outlined in the NIS and CEMP are sufficient to ensure that the project will not adversely affect the integrity of the Blackwater River SAC.
