Granted

Core Planning Reasoning

The Inspector recommends a grant of permission as the proposed infill development represents a sustainable intensification of an underutilised urban site, is compatible with the Z2 residential zoning, and has been designed to be subordinate to the host Protected Structure and wider Conservation Area character.

Decision Maker's Conclusion

  • The principle of a residential mews development is acceptable under the Z2 zoning and is consistent with national policy to increase densities in proximity to city centers.
  • The revised design, featuring a reduction in unit numbers and building depth, is sufficiently subordinate to the host Protected Structure and respects the character of the Residential Conservation Area.
  • Impacts on the residential amenity of adjacent properties, specifically regarding daylight/sunlight and traffic safety on Grosvenor Lane, are within acceptable parameters for an urban infill context.
