The development consists of the demolition of the single storey side annex to the existing house and associated remodelling of the gable of the existing dwelling, and the construction of a 5 bedroom house to the north of the existing dwelling at 3 Kincora Grove, comprising of two storeys with accommodation at attic level including dormer windows to rear (west) and rooflights to front (east). The proposed development includes the subdivision of the existing site to provide the new dwelling, creation of a new vehicular entrance from Kincora Grove for the existing dwelling with the existing entrance to serve the new dwelling, provision of 2 no. car parking spaces for each of the existing and proposed dwellings, and all associated and ancillary works including landscaping, boundary treatment and services.
