Permission for the proposed amendments will increase the Gross floor area (GFA) of the building to c. 12272 sq.m from the permitted 11290sq.m (an addition of c.982 sq. m) and will consist of (a) infill of permitted internal atrium across all floors to provide for revision to internal layout and circulation spaces including revised pool kitchen ESB substation and ancillary rooms at ground floor level and additional floor space to upper floors including consultation rooms storage rooms and other ancillary support rooms (b) revised entrance and wind lobby on Kennedy Quay (c) omission of permitted roof-level terrace with enlarged roof plant enclosure of c. 865sq. m (d) removal of permitted service access point on Victoria Road (e) minor relocation of stair cores and lifts within southeastern portion of building (f) proposed alterations/enhancements to elevations and surface materials. The proposed development includes all associated and ancillary site development and servicing works above and below ground.
