Refused

Core Refusal Reason

Over-development of a sensitive heritage site that would result in serious injury to the special architectural character, setting, and curtilage of Protected Structures and the wider Z2 Conservation Area.

Decision Maker's Conclusion

  • The proposed dwelling would interrupt the critical relationship and vista between the Molyneux Home and the Romanian Orthodox Church when viewed from Leeson Park.
  • The positioning and scale of the development would have an overbearing impact on the historic complex and constitutes an inappropriate level of densification for a sensitive heritage site.
  • While the quantum of communal open space remaining for residents would be acceptable under guidelines, the loss of the specific lawn area harms the character and setting of the Protected Structures.
