Core Planning Reasoning
The proposed development is consistent with the 'GE - General Employment' zoning objective of the Fingal Development Plan 2017-2023 and the established industrial character of the surrounding area, and will not negatively impact the visual or residential amenities of the vicinity or result in significant environmental impacts.
Decision Maker's Conclusion
- The proposed light industrial warehouse use is compatible with the 'General Employment' zoning and the established industrial character of the Damastown Court Industrial Park.
- Potential environmental and ecological impacts on the nearby River Tolka and local biodiversity are minimized through a detailed Ecological Impact Assessment and the implementation of a Construction Environmental Management Plan (CEMP).
- The scale of the building is considered insufficient for a data centre use, and therefore a condition restricting the use to warehousing is recommended to ensure the development remains appropriate for the site context.
