• The principle of an additional dwelling and the relocation of permitted houses is consistent with the 'Objective A' zoning and national policy promoting compact growth on well-serviced urban sites.
• Revised site plans (Revision B) submitted with the appeal provide an acceptable quantity and quality of private open space for House No. 12, meeting the requirements for a 2-bed dwelling and addressing the Planning Authority's primary reason for refusal.
• The proposed development will not significantly impact the residential amenity of neighboring properties or the character and setting of the Protected Structure (Annefield), provided that two proposed parking spaces are omitted to enhance the pedestrian connection and landscape quality.
