The proposed development would harm the architectural character and visual amenities of a Residential Conservation Area, contravening Policy CHC4 and the design guidance for roof extensions set out in Appendix 17.11 of the Dublin City Development Plan 2016-2022.

• The Inspector concluded that the proposed modern second-storey extension would be clearly visible from the public domain due to the specific positioning of the site and the set-back of adjacent houses.
• While residential amenity issues such as overshadowing and overlooking were not considered significant enough to warrant refusal on their own, the architectural nonconformity with the existing style was deemed a material contravention of policy.
• The proposal represents an inappropriate insertion into a sensitive end-of-terrace location that would diminish the special interest of the conservation area and set an undesirable precedent.
