The Inspector recommended granting permission, concluding that the demolition of the existing mid-20th-century bungalow is justified as it lacks architectural merit and its replacement with a high-quality, energy-efficient dwelling is a sustainable outcome that respects the character of the Candidate Architectural Conservation Area (cACA) and the residential amenities of the area.

• The existing 1970s bungalow is of no architectural heritage or merit, and the Inspector found that the applicant provided sufficient justification for its demolition based on structural limitations and energy efficiency requirements.
• The proposed contemporary two-storey dwelling is of a design, scale, and form that responds appropriately to the character of the streetscape and the Booterstown Avenue Candidate Architectural Conservation Area without negatively affecting the adjacent Protected Structure.
• The development would not seriously injure the residential amenities of adjoining properties by way of overlooking, overshadowing, or being visually overbearing, and is consistent with the 'A' zoning objective to protect and/or improve residential amenity.
