demolition of the existing single-storey kitchen extension; removal of the existing clay tile roof covering, aerials and non-functioning solar panel installation; decommissioning and removal of the existing septic tank, including reinstatement of disturbed ground; renovation and alteration of the existing dwelling (reducing the gross floor area from 223 sq.m to 193 sq.m), including a revised internal layout; provision of a new zinc roof covering, new steel-framed windows, 3 no. rooflights, and a new chimney/flue to serve a soil vent pipe; installation of a new wastewater treatment system and percolation area; provision of new French drains; connection to the public mains water supply, including a new service trench to the connection point at the public road; realignment and re-gravelling of the existing vehicular driveway; and all associated site development works, drainage, landscaping and ancillary works
