Traceway Limited intends to apply for permission for development to construct a residential development comprising of 50 no. two storeys dwellings ranging (totalling 6,650.59 sq m Gross Floor Space) at a site of approximately 2.1 hectares located in the townland of Aghada along the Local Road L3658-0 at Hillside, Aghada Upper, Co. Cork. The proposed development will consist of: - 9 no. two-storey 4-bedroom detached dwellings (174.22 sq m gross floor space each) totalling 1,567.98 sq m gross floor space; - 6 no. two-storey 4-bedroom semi-detached dwellings (148.64 sq m each) arranged over 3 no. buildings of 301.84 sq m gross floor space each (totalling 905.52 sq m gross floor space); - 26 no. two-storey 3-bedroom semi-detached dwellings (118.9 sq m each) arranged over 13 no. buildings of 242.43 sq m gross floor space each (totalling 3,151.62 sq m gross floor space); - 9 no. two-storey 3-bedroom terrace dwellings (end-terrace dwellings of 113.56 sq m each and mid-terrace dwellings of 105.44 sq m each) arranged over 3 no. buildings of 341.82 sq m gross floor space each (totalling 1,025.47 sq m gross floor space); all with associated vehicular parking (2 no. per dwelling totalling 100 no. car parking spaces), boundary treatments, private and public open spaces, hard and soft landscaping, internal roads and pedestrian walkways, pedestrian accesses/permeability routes, public site lighting, 10 no. visitor bicycle parking spaces, services (incl. sustainable urban drainage measures incorporating surface water attenuated soakaway), and all other ancillary infrastructure and associated site development works above and below ground level. Primary vehicular and pedestrian access to the proposed development will be via a new entrance from the Local Road L3658-0 at Hillside Upper Aghada (at the existing agricultural site access location), and a secondary pedestrian access will be provided in a southeastern location of the site via a new dedicated pedestrian entrance from the Local Road L3658-0 at Hillside Upper Aghada.
