The development consists of the following works (located in the curtilage of protected structures NIAH Reg No 14328008-wall mounted post box; and NIAH Reg No 14328006-Wellington monument); (i) conversion of the vacant public house to a 4 bedroom dwelling house; (ii) refurbishment of external fabric of the existing building; (iii) provision of new windows to match the existing on the Emmet Street and north elevations; (iv) enlargement of the existing ground floor window on the Patrick Street elevation in matching style; (v) provision of an accessible entrance and ground floor patio doors to the rear; (vi) sub-division of the site to provide 69m2 private open space to the side and rear of the proposed house; (vii) retention of the protected post box on the Patrick Street external wall.
