The development will consist of: (i) A partial demolition of the existing two-storey extension on the south wing of the Manor House; (ii) the construction of a new two-storey extension (c.1,246 sqm) to the south of the Manor House, to provide: (a) dining room, bar, private dining, kitchen extension, WC’s, and cloakroom at ground floor level; and (b) ancillary back-of-house facilities, staff changing rooms, staff office, staff canteen, and service areas at lower ground floor level; (iii) the construction of a new two storey extension (c.2,586 sqm) to the north of the Manor House, to provide: (a) 19 no. guest suites, linen store, and outdoor thermal spa at ground floor level; and (b) reception/lobby, and spa facilities (including spa reception, café, kitchen, staff office, 13 no. treatment rooms, indoor thermal spa and ancillary facilities) at lower ground floor level; (iv) the provision of 37 no. car parking spaces including 5 no. accessible spaces and 5 no. EV spaces (in addition to existing 45 no. spaces); (vi) upgrade of existing pumping station; and (vii) all associated works including site clearance, tree removal, hard and soft landscaping, boundary treatments, public lighting, signage, ESB substation and plant room, and PV panels as necessary to facilitate the development
